Those interested in purchasing a property through Crescent Realty Group can either be classified as a Client or a Customer.

Traditionally, when a real estate company listed a home or property, the owner of the property would become that firm's Client, and any Buyer coming forth would become the Customer.

In the past, a consumer did not realize what the true relationship was between the Buyer and the Realtor.  The Buyer shared a great deal of information with the Realtor in order to find the right property for the best terms, and as a result a bond was formed.  However, legally the Realtor’s Client was the Seller, and there was a legal obligation to release any and all information regarding the Buyer’s motivation, monetary restraints and personal information to that Seller.

Consumer Protection laws have recently been enacted to establish in writing what kind of relationship you as a Buyer are establishing with the Realtor (referred to as an Agency Relationship).  This is mandated by the Commonwealth of Massachusetts, so you as the Consumer may have someone represent you as the Buyer.

The owner of any property listed by Crescent Realty Group is represented by a Designated Agent, who acts solely in their best interest.  This designated agent must hold any and all personal information confidential, unless the Seller requests the agent to furnish this information to the public. This owner is the Designated Agent's Client.

Crescent Realty Group may also offer to you the Buyer, Client Services.

You may choose as a Buyer to have a specially trained Certified Buyers Representative (CBR), represent you in the process of purchasing your new home or property.  This agent would be a Designated Buyer’s Agent for you.

As your Designated Buyer’s Agent, this trained professional will counsel you in your search for a new property, keeping you and your needs as their first priority.  This agent will act in your best interest, sharing with you the market knowledge they have concerning pricing, properties and values.  Your Designated Buyer’s Agent
will keep your motives and financial information confidential.  Your Designated Buyer’s Agent  will council you on the price and terms of your offer to purchase a property, as well as assist you in obtaining financing, home inspection and legal services.

To schedule a Buyer’s appointment, please contact a Crescent Realty Group Realtor.  We will further discuss the benefits of contracting a Designated Buyer’s Agent.

Crescent Realty Group may also assist you in the purchase of a property by acting as a Facilitator.   In this Facilitator role, there is no agency relationship between the Buyer and the Realtor.   The Realtor will transact the sale in accordance with legal, ethical and professional standards, but will not provide the Client Services above.

And as always, any real estate owner who lists their property with Crescent Realty Group, becomes the Client of the Crescent Realty Group’s Designated Seller's Agent.
